DATA PROTECTION (Organic Law 15/1999 of 13th December )
SECURITY DEPOSITS
All bookings are accepted on the condition that the party is responsible for any damages, breakages, losses and/or special cleaning during their stay at the property. With this, all bookings will be required to provide a refundable security deposit. Unless the deposit has been paid via the booking website, the company will be responsible for collecting this before arrival and refunding it after departure. A pre-authorization email request will be sent to the client 3 days before your arrival. Once the transaction has been authorized by the client, the system will then block off the security deposit amount in the client's account. This will then be released 7-14 days after check-out, providing that there are no breakages, missing items, damage to the property, or special cleaning requirements. The security deposit amount is stated in your invoice.

In any instance where a replacement, repair, reconstruction, extra or special cleaning is necessary as a result of the party's stay, the total cost of the damage, breakage, loss, or cleaning will be taken directly from the security deposit amount including an admin fee plus a 2.2% credit card fee.

LARGE EVENTS / LOUD NOISES
Events and large gatherings are NOT allowed inside the villa. If this rule is broken you will be evicted from the property. You will be responsible for all fines

You agree to treat the property and its neighborhood with the highest respect. If at any point of your stay the provider or the landlord feels like you are disrespecting the property or the neighborhood, you may be required to leave and no refund shall be due in these circumstances. This includes complaints from the neighbors or / and police in regards to disturbing behavior. Strictly no noise between 12am to 9am

 
GUEST & LUXURY SERVICES (subject to availability)
To enhance your experience, we have included details of various services in your property welcome pack.
This includes a number of specialist 3rd party services for you (N.B. services subject to availability):
in-property catering, welcome groceries, equipment hire, transportation, activities and tickets to the Ibiza club scene are available on request (at additional cost), as is rental of speed boats and yachts, single beds, high chairs, cots and other equipment and services subject to availability and at additional cost. In addition, in the unlikely event that you encounter any problems with the property, you will have direct line access to the property manager who speaks fluent English and who is on call to resolve any problems.
 
HOW TO MAKE A BOOKING
Please take the time to read the booking Declaration and Booking Terms and Conditions before signing and sending back the booking form. NB. The person making the booking must be the person completing and signing the form on behalf of the entire party. Once you have completed the booking form and read and signed the terms & conditions, please return to us with the required documents, if you haven’t already sent these. The amount paid and due will be stated in your invoice.
 
PAYMENT METHODS
Payments for the property must be completed as per instructions on your invoice - by credit card, bank transfer or PayPal. Or directly through one of websites via their secure payment programmes. Please note that you are responsible for all bank transfer costs & fluctuations in currency exchange rates relating to your booking. Note that payments are due as stated in your invoice. We cannot accept cheques or American Express.
 
CHECK-IN
Leaving the airport, please call us and we will meet you at the villa to check you in, and check the passport
to confirm the identity of the person who has made the property booking and signed the booking pack. At
the same time, we will take any outstanding payments and answer any questions.
Our working hours are 8am – 8pm, for check-ins / check outs not within these hours, the following surcharges apply:
Check-in/out between 8pm - 11pm - 30 Euros
Check-in/out between 11pm - 6am - 45 Euros
Check-in/out between 6 am -8 am – 30 euros

All these payments are payable on arrival at the villa.
 
These charges are not for you to extend your holiday stay; they are for our team members to meet you at the property outside of our working hours.

Please note that if you arrive during the night, you will pay for the first night’s stay and we can meet you at the property for an out of hours check in for the amount listed above.

Check out time is 10am on the day of your departure, if you would like a later checkout we will try to accommodate you as best we can, however we cannot book this in advance. You will need to call us the day before you depart to see if a later time is available, and if so this can be arranged for a fee.
 
ON CHECK OUT
On check out if you have any food/drink/toiletries leftover, please be thoughtful and leave these in the fridge or somewhere in sight for the cleaner to collect. You are responsible for disposing of all rubbish and rubbish bags on your departure. See Your responsibilities below.

BOOKING CONFIRMATION
Once we have received the first payment and the required documents for your booking, your booking will
be confirmed by email.

DECLARATION
Although we take great care to ensure that nothing untoward happens during your stay, we accept no responsibility or liability whatsoever for any injury, loss, accident, death, delay, inconvenience, damage, cancellation or irregularity arising, howsoever caused. Please ensure that you have adequate health / insurance cover at the time of booking that covers you and your party during your stay. We also recommend cover against loss of deposit through cancellation. Please find your own insurance provider. It is your responsibility to complete this booking form accurately, check the booking form and invoice to ensure that all the details are correct.

Your Declaration: I hereby declare that I am over 18 and on behalf of my party and myself, I have read and
agree to the Booking Terms and Conditions. I will transfer the booking deposit as requested, which I understand is non-refundable. Furthermore, I agree to pay the balance of the booking total as stated in the invoice. I also agree to pay the security deposit at least 72 hours prior to the arrival date (unless stated on invoice) and understand that access to the property will only be permitted once all monies have been paid. I also agree to cover any bank charges incurred related to transfer of the above payments.

By going ahead with the booking and making your payment you legally agree to this booking, acknowledge that you have read and understood the Declaration and Booking Terms and Conditions and that you and your party
accept them without reservation or exception.

Confirmation Of Reservation
Once your deposit and completed booking pack has been received by us, and we have confirmed that the amount has arrived in our account, and that the property is still available, we will send you formal acceptance of the booking and the property welcome pack. The booking deposit is a non-refundable deposit of 50% of the total amount required. Please check the booking details - It is your responsibility to ensure booking information is accurate and to advise us immediately of any inaccuracies. It is understood that the person making the booking is empowered to act on behalf of all members of the party. The person making the booking form becomes responsible for all matters concerning the booking. He or she must be a member of the party occupying the property at the time of the booking and must be over 18 years old.

Final Payment
Details for the final payment will appear in your invoice, and the balance must be paid in full as agreed in the invoice. If the balance is not received by this time, we will be entitled to cancel the booking without prejudice to our claim for cancellation charges.

The Price
The prices shown on the advert/website are correct at the time of the reservation and will not be altered after confirmation of the booking. All prices include charges for electricity, water, gas, air-con (unless otherwise stated in your property welcome pack), bed linen, bath/hand towels, departure laundering and cleaning. Rubbish disposal is not included and is your responsibility during your stay. You are responsible for all bank transfer costs and fluctuations in currency exchange rates relating to your booking. Central heating is not included in the price and – if applicable to the property - is charged at €200/week.

Security Deposit
A security deposit amount is required as per your invoice. Security deposits are due on arrival at the property. If we have not received the agreed amount, as stated on your invoice, you will be unable to check in. Deposits are taken to cover any damage or breakages and to cover any losses incurred by the property or contents during your stay, as well as the cost of any special cleaning or rubbish clearance that is required after departure. If damage/loss exceeds the value of the deposit, you will be liable for the difference. Once you have departed and the property and itinerary has been checked, we will refund the security deposit less any deductions within two weeks of your departure. You are responsible for all bank transfer costs and fluctuations in currency exchange rates relating to your booking.

Arrival and Departure
The property will be available from 16:00 on the start day of the booking. Check out is 10:00 on the final day. If no pre arranged check out has been agreed, a fee of 200 -500 Euros per hour will be charged. Minimum fee of one hour.

Cancellation
If you wish to cancel a booking, you should advise us by telephone and confirm the cancellation in writing, which should be signed by the same person who signed the original booking from.
In all cases of cancellation, the booking deposit will be forfeited. If the cancellation is made after the final payment is due, you are liable for the full cost of the holiday. We will endeavour to re-rent, and if successful will refund the cost of the holiday, less costs incurred. We reserve the right to cancel at anytime and will refund any monies paid relating to the rental only. In the unlikely event of booking alterations or cancellations by us, we will use our best efforts to find suitable alternative accommodation from the properties on our portfolio. The accommodation can only be occupied by the total number of persons listed on the booking form returned to us. If additional people are found the supplier may require all occupants to leave and no refund shall be due in these circumstances. Normal occupancy is two persons per bedroom and all properties have a maximum occupancy unless previously agreed with us. We recommend that you arrange insurance for holiday cancellation to cover all other costs incurred.

In the event that your villa booking is affected by Force majeure you will not be entitled to a refund or compensation. Force majeure means unusual and unforeseeable circumstances beyond the reasonable control of the Company, the consequence of which neither the Company ́s could avoid even with all due care, including, but not limited to, war, acts of war (whether war is declared or not) riot, civil strife, terrorist activity (actual or threatened), strikes, lockouts or other industrial disturbances, unavoidable technical problems with transport, machinery or equipment, power failure, changes imposed by rescheduling or cancellation of flights by an airline, natural or nuclear disaster, fire, flood, drought, adverse weather conditions or epidemics. In order to secure a refund or compensation please contact your Insurance Company in the first instance.
 
Your Responsibilities 
• You agree to permit only those persons who are part of your booking to have access to and/or occupy the property. You are not permitted, under any circumstances, to provide access to/accommodate any other persons. You are not permitted to substitute with another group/party during your stay. Your entire property payment is at risk if you do so.
•You agree to treat the property and it’s neighborhood with the highest respect. If at any point of your stay the provider or the landlord feel like you are disrespecting the property or the neighborhood, you may be required to leave and no refund shall be due in these circumstances. This includes complaints from the neighbors or / and police in regards to disturbing behavior. Strictly no noise between 12am to 9am.
• You are not entitled to lease, rent, sell-off or in any way sub-let any part of the property/buildings contained thereon.
• All keys, safe keys, alarm access codes remain your responsibility during your stay and should at no time be given to a third party who is not part of the booking. Loss of keys will incur minimum 150€/loss deduction from your security deposit, in some villas the cost will be higher depending on the locking system in the house, and also if it has remote fobs on the keys which is a separate cost.
• Security of the property is your responsibility during your stay. All doors, shutters, windows, gates and alarms must be secured each time you leave the property. You are liable for losses and damages due to poor security.
•  Sun umbrellas are part of the house equipment and therefore they are your responsibility during the stay.
They must be put down when not being used to ensure there is no damage caused to them for example by windy weather. Any possible damage will be claimed from the security deposits.
• Camping in the grounds is not permitted. No pets are allowed. Access to the roof is not permitted.
• You agree not to undertake any maintenance not tamper with electrics, plumbing, swimming pool equipment, heating or air-conditioning.
• You undertake to leave the accommodation and all its furnishings and effects in a clean state and in good order.
• You agree to treat the property and it’s neighborhood with the highest respect. If at any point of your stay the provider or the landlord feel like you are disrespecting the property or the neighborhood you may be required to leave and no refund shall be due in these circumstances. This include complaints from the neighbors or / and police in regards to disturbing behavior.
• All rubbish must be removed from the property prior to your departure and deposited at a local refuse site. Failure to dispose of your rubbish will incur a 25€ per bag deduction from your security deposit.
• You also undertake to advise us of any damage, breakages, marks/stains or loss during your stay and to reimburse us.
• Under no circumstances should soft furnishings be taken outside, nor internal furniture or fixtures/fittings be moved outside or relocated internally.
• Smoking is not permitted inside the property or around swimming pools that have wooden decking. We request that ashtrays are used when smoking outside.
• The pool is not supervised and used at your own risk. Glassware is not permitted around the pool. You must advise us immediately if any breakage of glass or crockery occurs around the pool area as fragments could cause you injury and seriously damage the operation of the pool at a significant cost to you.
 
General
Although we take great care to ensure that nothing untoward occurs during your stay, we accept no responsibility or liability whatsoever for any injury, loss, accident, death, delay, inconvenience, damage or irregularity arising, howsoever caused. We do not accept responsibility whatsoever for happenings or actions outside our reasonable control, such as breakdown of domestic appliances, plumbing, temporary invasion of pests, acts of insurrection, theft, break-in, industrial disputes, floods, or other events amounting to force majeure. Therefore we strongly recommend that you take out your own travel insurance.

Similarly, we do not accept responsibility for breakdown in the supply of water, gas or electricity; we will endeavour to arrange for such problems to be resolved as promptly as possible. We do our utmost to ensure that the accommodation is satisfactory and enjoyable, and take all reasonable care to maintain the property in good condition at all times.
